1. Acceptance of terms
These Terms of Service (“Terms”) govern your use of the website and services of Bison Rock Solutions LLC (“Company,” “we,” “our,” or “us”). By accessing this website or submitting information to us, you agree to be bound by these Terms. If you do not agree with any part of them, please do not use the site.
2. Changes to these terms
We may update or modify these Terms at any time. When we make a significant change, we will post the updated Terms on this page and revise the “last updated” date above. Your continued use of the site after a change takes effect means you accept the modified Terms.
3. Who we are
Bison Rock Solutions LLC is a real estate investment company. We buy houses directly from owners, typically for cash and in as-is condition. We are not licensed real estate brokers or agents, we do not represent buyers or sellers in a brokerage capacity, and we do not provide brokerage services. Nothing on this site creates an agency or fiduciary relationship between you and us.
4. Information you submit
4.1. When you submit a form on this site, you agree to provide accurate, current, and complete information about yourself and the property.
4.2. You represent that you own the property you submit, or that you are authorized to act on behalf of the owner.
4.3. Submitting information does not create a contract to sell your property, and it does not obligate you to accept any offer.
5. Offers and purchase agreements
5.1. Any offer we provide is an estimate based on the information you give us and on publicly available data. It is not a binding commitment.
5.2. Offers are subject to inspection, title review, and a written purchase agreement signed by both parties. Only a signed purchase agreement creates a binding obligation.
5.3. We may assign our rights under a purchase agreement to another buyer or investor. If we do, the price and closing terms in your signed agreement do not change unless you agree to a change in writing.
6. How we contact you
6.1. When you submit a form, you agree that we may contact you by phone call and email about your property and your inquiry.
6.2. We send text messages only to people who opt in by checking a text-message box on one of our forms. Submitting a form without checking a box does not sign you up for text messages. Our text messaging program is described in Section 7.
7. Text messaging program (SMS)
7.1. Program. Bison Rock Solutions LLC sends text messages to people who opt in on our website.
7.2. Message types. If you opt in to customer care messages, we text you about your property inquiry, such as offer updates, appointment scheduling, and closing reminders. If you separately opt in to marketing messages, we may also text you cash offer promotions and local market updates. If you join our cash buyers list and opt in, we text you about off-market properties for sale.
7.3. Frequency. Message frequency varies.
7.4. Cost. Message and data rates may apply.
7.5. Opting out. Reply STOP to any message to unsubscribe. You will receive one message confirming you have been unsubscribed, and no further texts after that. To rejoin, reply START or opt in again on our website.
7.6. Help. Reply HELP to any message for help, or contact us at (983) 212-3314 or admin@bisonrocksolutions.com.
7.7. Carriers. Mobile carriers are not liable for delayed or undelivered messages.
7.8. No purchase required. Consent to receive text messages is not a condition of any purchase, or of selling your property to us.
7.9. Privacy. Our Privacy Policy explains how we handle your information, including our commitment never to share your mobile information for marketing purposes.
8. Acceptable use
8.1. You agree not to use this site for any unlawful purpose, or in any way that violates these Terms or applicable law.
8.2. You agree not to submit false information, interfere with the operation of the site, or attempt to gain unauthorized access to any part of it.
9. Intellectual property
9.1. The content on this site, including text, graphics, images, trademarks, logos, and software, is owned by or licensed to the Company and is protected by intellectual property laws.
9.2. You may not reproduce, distribute, modify, create derivative works from, publicly display, or commercially exploit any content from this site without our prior written consent.
10. Privacy
Your use of this site is also governed by our Privacy Policy, which explains what information we collect, how we use it, and when we share it.
11. No professional advice
Nothing on this site is legal, tax, financial, or brokerage advice. Every property and situation is different. Please consult your own attorney, accountant, or advisor before making a decision about your property.
12. Disclaimer of warranties
This site is provided on an “as is” and “as available” basis. We do not warrant that the site will be uninterrupted, error-free, or free of viruses or other harmful components, or that any information on it is complete, accurate, or current.
13. Limitation of liability
To the fullest extent permitted by law, the Company is not liable for any indirect, incidental, special, consequential, or punitive damages arising out of or connected with your use of this site or any offer discussed through it.
14. Governing law and venue
These Terms are governed by and construed in accordance with the laws of the State of Missouri, without regard to its conflict of law rules. Any dispute arising under or in connection with these Terms is subject to the exclusive jurisdiction of the state and federal courts located in Taney County, Missouri.
